A Letter to a unlicensed loan officer

To Mr Loan Officer,
We never tell people we can get them a certain value. How can we know the value without seeing the home? The reason we don't call to tell you the value is because we do not know the value until the appraisal is written and completed. Completing the appraisal is how the value in an appraisal is found out, as soon as we know the value, we send it to you. The only way to change anything in the report is if an error has occurred, reports are checked and rechecked so errors seldom occur. Zillow is not an appraisal, it’s a collection of old sales. We only use the newest sales, within 6 months of date of inspection. That’s why it may be different.

I suggest you speak with your supervising broker about this, I'm not sure you understand that your asking me to give you a fraudulent appraisal which is illegal. Your broker could lose their license by your actions, you need to speak with them right away. If they have any questions have them contact me.
